We buy and sell land for a living, but the bigger plan is to remediate brownfield sites and turn them into affordable housing and greenspace. Everything we do is in service of that horizon.
THE STORY
How this started.
Aperta Land Holdings is a working real estate operation with a long view. The founder has a background in environmental science and conservation, has spent years investing in land and small residential deals, and is now building a proper operation around that experience.
The day job is environmental management at a silica mining operation — managing federal, state, and county compliance for air, water, land, waste, and radiation. That background isn't an accident. The long-term plan for Aperta blends real estate operations with environmental remediation, and you can't separate the two if you want to do the brownfield work right.
Today, Aperta is a small operation with a clear focus: source off-market land, run clean acquisitions and dispositions, and reinvest into the bigger mission. Over time the team will grow into multiple departments — acquisitions, dispositions, lending, marketing, property management, and ground-up construction — staffed with a mix of human and AI teammates working together.
We're not trying to be the biggest. We're trying to be the cleanest, the most consistent, and the operation that does the work nobody else wants to do.
OUR PRINCIPLES
Three rules we run on.
Slow is smooth, smooth is fast.
The operators who blow up are usually the ones moving too fast on the fundamentals. We take the extra hour to verify title, run the comps, and double-check the offer math. It costs nothing and prevents everything.
Honesty is the cheapest moat.
Most people in real estate get burned by the same playbook — pretty pitch, vague terms, slow ghosting. We just don't operate that way. Tell people the truth, in writing, every time. The deals close themselves after that.
Build the system before you need it.
Solo deals teach you what works. Systems make it repeatable. We document, automate, and refine every workflow so the next deal moves faster than the last one — and so the team can run the playbook without us having to be in every room.
THE LONG GAME
Brownfields, greenspace, and housing that people can actually afford.
The wholesaling, the lending, the acquisitions — all of it funds one bigger goal. There are millions of brownfield sites across the United States. Old mines, abandoned industrial lots, contaminated parcels nobody wants to touch. Most of them sit decade after decade because the cleanup math doesn't pencil for traditional developers.
We're building toward being the operator who can take those sites on. Remediate them properly, then redevelop them into affordable housing where people need it and greenspace where communities need it. That's the work that matters, and it's the work that takes a real operation to pull off.
Every deal we close today buys us another step toward that horizon.
