Not every piece of land fits what we do, and we'd rather say that upfront than waste a week of your time. Here's where we typically pass.

  • Unpriced dreams. If the ask is based on what the lot "could be worth someday with the right zoning," we're probably not the buyer.
  • Active construction. Land with a house, barn, mobile home, or anything standing on it is usually outside our box — but ask anyway.
  • Litigation or title chaos. If it's tangled in multi-party disputes, we can't move fast. We'll still look if you're upfront about the situation.

QUESTIONS

Do you pay cash?

Often yes. For clean deals under our typical price ceiling, we pay cash and close fast. For larger or more complex deals, we may bring in a funding partner or use creative financing — we'll tell you which path we're taking before anything is signed.

Are you a wholesaler or an end buyer?

Both, depending on the deal. Some properties we buy and hold. Some we assign to a builder or investor who's a better end-user for that specific lot. Either way, the offer you get is the offer that gets honored.

How fast can you close?

Fastest we've closed cash: 7 days. Typical: 14–30 days depending on title work. If you need faster, tell us — we'll tell you if it's possible.

Do I need to clean up the lot first?

No. We buy land as-is. Trash, overgrowth, fallen trees, abandoned structures — we'll factor it into the offer. Don't spend a dollar fixing it up.

Will I owe any fees or commissions?

No. You're selling direct. There's no agent commission coming out of your proceeds. Title and closing costs are handled per contract terms — we'll spell them out in writing.

What if I have multiple parcels?

Send them all. We often buy portfolios from landowners who've been collecting lots over time. One form submission per parcel is fine, or just list them in the notes field.
